Turnkey house construction is a managed sequence of stages, not a random set of jobs. When a single full-cycle contractor is responsible for everything, each stage logically follows the previous one: the estimate is fixed once, not recalculated at the seams between crews.
What happens before construction starts
- Checking and securing the plot: geology, topographic survey, zoning conditions, before money goes into the build.
- House design: architecture, structural and engineering sections for the specific plot.
- Building permit: without it you cannot legally start, and building without documents creates risks later.
Construction stages in order
- Groundwork and foundation: earthworks, monolithic works and waterproofing. This is the base, and its mistakes cannot be fixed after pouring.
- The shell: load-bearing walls and floor slabs as a monolithic frame or pumice-block masonry (compare the technologies), with welding works for steel structures where needed.
- Roofing: the rafter system, insulation and roof covering. The house needs to be closed off from the weather before building services begin.
- Windows and the entrance: door and window installation closes the building envelope.
- Facade works: insulating and finishing the exterior.
- Rough building services: electrics, plumbing, heating and ventilation. The runs go in before finishing, after which they are hidden behind the walls.
- Floor screed and wall plastering to prepare surfaces for the final finish.
- Final finishing: tile, painting or wallpaper, flooring, ceilings, in this order, not mixed up.
What to control
At every stage the hidden works matter: reinforcement of the foundation and structure, waterproofing, cable cross-sections, pressure-testing of systems. They need to be documented with photo and video reports before they disappear under the next layer, especially if you are overseeing the build remotely.
Acceptance and handover
At the final stage, beyond handing over the keys, accepting the house against a checklist or ordering technical supervision protects you from hidden defects that only surface after a season or two of use.
Timeline and payment
A realistic schedule is tied to milestones, and payment is made in stages for accepted volumes of work. This protects both the client and the contractor: you pay for results, not for promises.
