How to Accept a Renovation: A 10-Point Checklist

Acceptance is the last moment when defects get fixed for free and under warranty. Walk through the property with this list before you sign the act and make the final payment.

What to check

  • Walls and ceilings: flatness against a straightedge and raking light, no cracks or stains.
  • Floors: level, no voids under the tiles (tap them), even joints.
  • Doors and windows: open without misalignment, hardware works, no drafts.
  • Electrics: every socket and switch tested under load, the panel labelled.
  • Plumbing: water pressure, no leaks, drain slope, silicone in wet areas.
  • Heating and ventilation: heats up, good draught, no noise.
  • Tiling and joints: no chips, even grouting, neat corners.
  • Painting: uniform coverage, no drips or unpainted patches.
  • Cleaning: the property handed over free of construction debris.
  • Documents: warranty, wiring diagrams, equipment data sheets.

If you find defects

Record them in writing in a defects list with photos and a deadline for fixing them. A reliable contractor corrects the noted issues before the final settlement and provides a warranty on the completed work.
