Facade Insulation: Why and How It Is Done

Facade insulation is not only about warmth in winter. A proper system pushes the dew point outward, protects the load-bearing walls from freezing and condensation, and noticeably cuts heating and cooling bills. In the Georgian climate it pays for itself within a few seasons.

Which systems are used

  • A “wet” facade: insulation (mineral wool or polystyrene) under plaster and a finishing coat.
  • A ventilated facade: insulation with an air gap under cladding, for large and complex projects.
  • The insulation thickness is selected by the wall and climate, not by eye.

Why the technology matters

A mistake in insulation is more dangerous than none at all: if the dew point ends up inside the wall, moisture starts to accumulate there, bringing mould and decay. That is why a continuous layer without cold bridges, correct fastening and reinforcement, and a quality final finish all matter. What to check at handover

Flatness of the surface, no cracks along the board joints, neat reveals and junctions with windows, an intact finishing coat. Ask for the hidden stages on photo: fastening, reinforcing mesh, corners. A reliable contractor warrants the facade system as a whole, not the individual layers.
