An apartment is one rental unit in a building someone else put up: the risers, slabs and sound insulation are what they are. A house to rent out is designed for letting from the first drawing: we plan the bedrooms, split entrances and meters by unit, and choose finishes that survive tenant turnover.
Why is a rental house easier to let than an apartment?
Several units instead of one apartment
A house can be split into two or three units with separate entrances and meters. The units are let separately, so the property does not stand empty when one tenant leaves.
Services sized for the load
In an apartment the risers and slabs come from the developer. In a house we design in a larger water heater, wiring for air conditioners and appliances, and sound insulation between units.
Layout by bedrooms
Rental income is counted by bedrooms. We draw separate bedrooms and bathrooms that do not open off a room from the start, so nobody has to move partitions later.
Hard-wearing finishes
Porcelain tile in circulation and wet areas, washable paint instead of wallpaper, hardware that is easy to replace. Finishes like these survive tenant turnover without a refit.
Easy maintenance
Access hatches, reachable valves and manifolds, standard sanitaryware. Replacing a mixer tap takes an hour and does not take a unit off the market.

Which rental format should you build for?
Choose the format before design: long-term and short-term lets need different layouts.
Long-term letting
A family layout with 2–4 bedrooms, a kitchen-living room, storage and parking. Lower rent, steadier income, less day-to-day work. Demand holds up in Saburtalo, Vake, Digomi and Mtskheta.
Short-term letting
Compact self-contained units, separate entrances, self check-in with a keypad lock. Higher rates in season, but more spent on cleaning, linen and management.
Mid-term for relocants
Three to six months, furnished, with a workspace and fast internet. Rent above long-term, running costs below short-term.
Mixed format
The lower unit is let long-term, the upper one by the night in season. This needs independent entrances and services split by unit.

What return do you promise?
We do not promise a return. For a given plot and format we calculate the construction cost, the timeline and a benchmark rent based on comparable properties in the area at the time of calculation. Over the year or eighteen months of construction the rental market can move either way.
Can the build be managed remotely?
Yes. The design and budget are agreed online, you receive photo and video reports at each stage, and we photograph hidden works before they are closed up. Payment is by stage: an advance of no more than 15%, then for accepted works, by bank transfer or SWIFT.
Where in Tbilisi should you build a house to let?
For long-term letting: Saburtalo, Vake, Digomi and Mtskheta, where demand from families and relocants is steady. For short-term letting: central Tbilisi, with stricter requirements for sound insulation and parking. Batumi and Kobuleti earn mostly from May to September.
