"A house or an apartment" isn't decided in one option's favour for everyone. It comes down to specific criteria: budget, family, willingness to handle upkeep. Here they are in order, rather than reduced to personal taste.
In favour of a house
- Your own plot: a yard, parking, room for an extension or a pool without needing neighbours' sign-off.
- Less noise and more privacy than in an apartment block.
- The chance to build to your own requirements from scratch, rather than adapting to someone else's layout.
- Often a lower price per m² in the suburbs compared with central new-builds.
In favour of an apartment
- Fewer upkeep responsibilities: the roof, facade and grounds are the management company's job, not yours.
- Usually closer to the centre and to infrastructure, with schools, shops and transport within walking distance.
- Higher liquidity on resale in popular areas, thanks to a wider pool of buyers.
- A lower entry threshold compared with building a turnkey house on your own plot.
How to choose in practice
If a plot and privacy matter most to you, a house in one of Tbilisi's suburbs (for example Digomi or the Lisi Lake area) meets that need on a reasonable budget. If infrastructure and minimal upkeep matter more, an apartment closer to the centre, possibly renovated to your requirements, fits better.
