Houses we delivered turnkey

The stroydom.ge portfolio holds 50+ projects built since 2014: private houses, cottages and commercial buildings in Tbilisi, Batumi and Kutaisi. Below are sites from 2023–2025 with their actual budgets, timelines and price per m². Every project was handed over with an as-built folder and a structural warranty of 10 years; deadlines were met 100 %.

Not renders and not moodboards — real construction sites in Georgia with actual budgets and timelines. On some we ran the full cycle, on others only the concrete frame or the engineering. Every project was handed over with an as-built folder and warranty terms on paper.

Why do we build the whole house rather than take separate jobs?

Every stage below is part of one construction contract. We do not take standalone apartment refurbishments or small jobs: work you can sign off with an acceptance act and back with a warranty only comes out right when we run the whole site.

Private house · Mtskheta · 2024

Modern house in Mtskheta

Clean geometry, a flat usable roof and 22 m² of panoramic glazing. The long spans called for a reinforced frame and exact opening geometry: glazing this size does not forgive deviations beyond 5 mm. Heating, heat recovery and finishing ready for furniture — the client followed the whole build from Germany.

Cottage in Batumi

A 180 m² guest cottage 400 m from the sea, built for short-term rental. Coastal humidity and salt air are the main enemy here, so we reinforced the plinth waterproofing, protected every embedded part and specified moisture-resistant finishes. Inspection hatches at every joint mean a technician is inside in five minutes without opening walls between guest stays.

Apartment interior

Full finishing of a 95 m² apartment to an existing design project: plaster on beacons, tile, electrics, lighting, doors. The work ran in an occupied building, so noisy-hours and waste removal were agreed with the building management up front. The owners moved in on handover day with zero rework.

A 720 m² retail and service building with open planning, distributed engineering and a ventilated curtain wall. The 12 m spans were deliberate: the developer did not yet know the profile of the future tenants, so the building was designed for any subdivision with per-floor metering nodes. Delivered for tenant fit-out.
