A house for yourself and a house to rent out are designed differently. In a rental property what matters is not a grand living room but the number of bedrooms, how well the finishes wear, separate entrances, and what it costs to turn the property around between tenants. We design and build for rental from the outset instead of retrofitting later.
How does a rental house differ from your own home?
Layout driven by bedroom count
Income follows bedrooms, not square metres. Four compact bedrooms with two bathrooms rent for more than two spacious ones at the same floor area.
Finishes built to wear
Vinyl plank instead of laminate, washable paint instead of wallpaper, porcelain tile in wet areas. Around 10–15% more upfront, but it survives five tenancies instead of one.
Separate entrances and meters
A house split into two or three independent blocks with their own entrances and meters can be let in parts and never sits empty as a whole.
Engineering sized for load
A boiler with reserve, electrics for air conditioners and appliances running together, enhanced sound insulation between blocks: without these, tenants leave.
Easy maintenance
Access hatches, reachable service points, standard sanitary ware instead of rare collections. Replacing a tap should not mean sourcing a part from Italy.
Long-term or short-stay: which should you choose?
These are two different properties, and the choice must be made before design. Converting short-stay apartments into a family house is expensive; the reverse is worse.
Long-term
Steady income, less operational work, lower rate. Family layout: 2–4 bedrooms, kitchen-living room, storage, parking. Works well in Saburtalo, Vake, Digomi and Mtskheta.
Short-stay
Higher returns in season, but higher costs too: cleaning, linen, management, vacancy. Needs compact self-contained units, separate entrances and self check-in. Works in central Tbilisi, Batumi and Kobuleti.
Mixed
Lower block on a long lease, upper let nightly in season. Requires independent entrances and per-block services, but it smooths out seasonality.
Where in Georgia should you build for rental?
- Saburtalo and Vake: steady long-term demand from relocators, families, students near the universities
- Central Tbilisi: short-stay and tourism year round, but higher demands on sound insulation and parking

Frequently asked questions about building for rental
Which is better: long-term or short-stay letting?
Short-stay achieves a higher rate but carries higher costs: cleaning, linen, management and off-season vacancy. Long-term earns less but is predictable and almost hands-off. In Tbilisi long-term works year round; in Batumi short-stay concentrates income between May and September. The format must be chosen before design, because the layouts differ.
How much more expensive is building for rental?
The construction itself is comparable; the difference is in the decisions. Hard-wearing finishes add 10–15%, splitting into blocks with separate entrances and meters another 6–12%. In return the property survives many tenancies without refurbishment and can be let in parts. Over five years those choices usually pay for themselves in avoided repairs.
What returns do you promise?
We do not promise returns. For a specific plot and format we provide the numbers: construction cost, timeline and a rental benchmark from comparable properties in the district at the time of calculation. Over the year or so of construction the rental market can move either way, and that belongs in the decision upfront.
Can a house be split into several rentable blocks?
Yes, and it is one of the most effective approaches. A house with two or three independent blocks, separate entrances and meters can be let in parts, never stands fully empty, and offers flexibility: part long-term, part nightly. It has to be designed in from the start; splitting a finished house is expensive.
Does the property need to be furnished?
For short-stay it is essential: an unfurnished property simply will not let. For long-term, furnished homes let faster and for more, especially to relocators who arrive without belongings. We fit out the property completely, including appliances and textiles.
Can the rental be managed remotely?
Yes, most of our clients live outside Georgia. The property is designed for remote management: self check-in with keypad locks, simple and repairable engineering, separate meters. Letting itself is handled by specialist management companies; we build the property so it is easy for them to run.
