On stroydom.ge sites in Tbilisi every hidden stage is photographed before the next layer covers it. The photo record is part of the construction price and is not charged separately. For owners abroad stroydom.ge provides video reports and direct contact with the site manager, stage-by-stage acceptance of completed work before the next stage is paid, and final acceptance against a checklist of building services and finishes. The contract warranty runs up to 10 years, and the advance is capped at 15%.
Most site problems come from work nobody checked in time rather than from bad materials: rebar poured over, waterproofing sealed under screed. On our sites every hidden stage is recorded before the next one closes over it, and the owner sees it in real time, even from abroad.
How does control work on stroydom.ge sites?
Staged sign-off
Every stage (rebar before pouring, waterproofing before screed, wiring before closing up walls) is signed off by the site manager and recorded before moving to the next.
Photo reports of hidden works
Everything that will be covered by concrete, screed or finishing is photographed and stored on the project, so you can check what's actually inside a wall or under a floor at any time, even after handover.
Video calls with the site manager
For owners abroad: regular video calls from the site, answers to questions as work progresses, not just a monthly summary.
Estimate reconciliation at every stage
The actual volume completed is checked against the estimate before the next stage is invoiced, and discrepancies are discussed before, not after, the money moves.
What one-off supervision services are there if you are not building with us?
These services require no construction contract: we visit another contractor’s site, inspect it and issue a written report. The fee is credited if you later hand the project over to us.
One-off stage inspection
400–1,000 ₾ per visit. One specific stage: foundations, rebar before the pour, structure, waterproofing, service runs before they are covered. An engineer on site, photographic records and a report listing the defects found.
Handover inspection from a developer
500–1,200 ₾. An inspection before you sign the acceptance certificate, with a defect schedule tied to each room, which is enough to demand remedial work before acceptance rather than after.
Technical survey
800–2,500 ₾ depending on floor area and the nature of the problem. Causes of cracks, deformation, leaks and cold bridging; a report with recommendations on what to do and in what order.
Full supervision of another contractor’s build
3–6% of the project budget. Continuous independent supervision: sign-off of concealed works, checks on quantities and quality, reconciliation against the contractor’s budget at every stage.
What should you check when accepting a house?
- Wall and corner geometry: level and plumb deviations checked with instruments, not by eye
- Waterproofing performance: checked in bathrooms and on the roof before finishing, while access still exists
- Electrics and plumbing under load: outlets, breakers and pipes tested in operation, not just visually
- Match to estimate and design: quantity and type of materials used checked against what was agreed
- Handover documentation: hidden-works certificates, warranty obligations, equipment datasheets

How do I know hidden works were done correctly?
Every hidden stage (rebar, waterproofing, utility runs) is photographed before it's covered by the next layer and stored on the project. You can request photos of a specific spot at any time, including after the house is handed over.
Can I monitor the build from abroad?
Yes, this is standard practice for our foreign clients: regular photo and video reports by stage, video calls with the site manager, online estimate reconciliation. Major decisions (materials, design changes) are agreed with you remotely before they're carried out.
What's checked before paying for the next stage?

What does accepting a finished house involve?

Our own quality control is built into the construction process on every site: photo documentation, staged sign-off and a final check before handover. If you want an extra independent view, you're welcome to bring in your own specialist; we're open to inspection at any stage.
