Facility maintenance and corporate contracting in Georgia

stroydom.ge builds and maintains production halls, warehouses, offices, shops and hotels in Georgia under contract with a legal entity, with VAT and by bank transfer. There are three formats: a one-off contract at a fixed estimate paid against completion certificates, an annual maintenance agreement with a monthly fee and works on request, and emergency call-outs with a fixed response time. The price is calculated after surveying the site. The company has worked in Georgia since 2014 and has handed over more than 50 projects.

We work with more than private clients: we build and maintain production halls, warehouses, offices, shops and hotels under contract with a legal entity. Annual maintenance agreements, a dedicated engineer, agreed working hours and a full set of accounting documents, with VAT and by bank transfer.

What does stroydom.ge do for corporate clients?

Construction and reconstruction

Production and warehouse buildings, extensions, reorganisation of halls and offices, structural strengthening and concrete works. Full cycle: from design and permit to handover.

Maintenance under contract

An annual agreement to keep the building running: roof and gutters, facade, building services, electrics, heating and ventilation, plumbing. Scheduled inspections plus call-outs on request.

Commercial fit-out and renovation

Offices, shops, cafes and hotel rooms, worked at night or in shifts so the business keeps trading. Separate schedule and stage-by-stage acceptance.

Emergency works

Roof leaks, failures in building services, structural damage. Call-out under a maintenance agreement with a fixed response time.

How does a maintenance agreement work?

A dedicated engineer

One responsible engineer who knows the site history: where the services run, what has already been repaired and what is planned. Requests do not start from scratch each time.

Scope and response time

The contract sets out which systems are covered, how often scheduled inspections happen and the response time for an emergency call-out. That is an obligation, not an intention.

Planned work on a schedule

Roof and gutters are checked before the rainy season, heating before the cold, facade and joints on a cycle. A planned check costs a fraction of an emergency.

Reporting on every request

What was done, which materials were used, photos before and after. You see spend per site rather than one lump sum at month end.

How can work run without stopping production?

  • Working hours agreed around shifts: nights, weekends or a planned line shutdown
  • Dusty and noisy stages moved into a separate window, work areas separated from operating zones
  • Induction and site access under your rules, including restricted-access facilities
  • Materials delivered to your warehouse schedule, not whenever the truck arrives
  • A named responsible person on our side at each stage and a signed acceptance record

What documents and payment terms does stroydom.ge provide?

Contract with a legal entity

We work under contract with a Georgian company: scope, deadlines, warranty, liability and acceptance procedure are set out in writing.

Bank transfer

Payment to a current account at TBC or Bank of Georgia, in GEL. SWIFT transfers are available for non-residents.

Accounting documents

Invoices, completion certificates and tax invoices: the full set for your accounts department.

Itemised estimate

Not "hall renovation: a figure", but a list of works with quantities and rates that your own team can check.

Questions from corporate clients

Do you work by bank transfer with VAT?

Yes. We contract through a Georgian legal entity, accept payment to a current account in GEL and issue the full set of accounting documents: invoice, completion certificate and tax invoice. SWIFT settlement is available for foreign companies.

Can work be done without stopping production?

Yes, that is the standard mode on operating sites. Noisy and dusty stages move to nights, weekends or a planned shutdown, work areas are separated from operating zones, and the schedule follows your shifts. This format costs more than daytime work but far less than lost production, and we price the difference up front.

What does an annual maintenance agreement cover?

The scope depends on the site: usually roof and gutters, facade and joints, electrics and distribution boards, heating and ventilation, water and drainage, and minor building repairs. The contract records which systems are covered, how often they are inspected and the response time for emergencies.

What happens if deadlines slip?

In a contract with a legal entity, stage deadlines carry a penalty for delays caused by us, the same as on private projects. Equally, if dates move because of site access or approvals on your side, that is recorded in writing rather than argued about later.

Do you take sites outside Tbilisi?

Yes. We work across Georgia: Tbilisi and its suburbs, Mtskheta, Rustavi, Kutaisi, Batumi and the coast, and mountain locations. For remote sites the response time is agreed separately in the maintenance agreement; it is realistically longer than in Tbilisi.

Who is responsible for safety on our premises?

Our staff are inducted under your rules and work within your access and security procedures. We remain responsible for our workers safety, insurance and permits, and this is set out in the contract.
