House with a pool
Building a house with a pool in Tbilisi
stroydom.ge builds houses with pools in Tbilisi and designs the pool shell into the house’s overall engineering rather than adding it later. Within the budget the pool’s cost depends on the size and shape of the shell, the type of waterproofing and lining (liner, mosaic or porcelain stoneware), the heating system, and whether the pool is indoor or outdoor. A turnkey house including building services costs 1,250–1,550 GEL/m². The contract warranty runs up to 10 years, and the advance is capped at 15%.
A pool is part of the overall engineering design of the house: shell waterproofing, filtration, heating and drainage around it are designed together with the house, not added on later. The list below covers what to build into the design stage and what can be decided later.
What should a house-with-pool design include?
Shell waterproofing
Two-layer waterproofing of the concrete shell (coating and membrane), checked for watertightness before tiling. A leak found under the tiling is discovered late and is expensive to fix.
Filtration and circulation system
The pump, filter and pipework are built into the design in advance, because moving equipment or changing pipe diameter after the shell is poured isn't possible without dismantling.
Water heating
A heat pump for the pool or a connection to the house's general heating system: the choice affects the engineering design and should be planned alongside the house's own heating, not separately.
Drainage around the shell
Draining water away from the pool edge protects both the paving and the house's foundation nearby; without drainage, water migrates into the soil next to the house.
What should you consider for ongoing use of the pool?
- Winter mothballing of the shell and equipment, important for Tbilisi's cold winter climate
- The pool's position relative to the house affects sunlight and yard privacy
- An indoor pool needs a separate ventilation calculation against condensation
- The shell's lining material is chosen for the water quality and how heavily it's used
- Filtration and heating automation lowers running costs during the season
What determines the cost of a pool within a house?
| Item | What is included and the price |
|---|---|
| Shell size and shape | A rectangular shell costs less to build than a complex curved shape: aesthetics versus budget. |
| Waterproofing and lining type | Liner, mosaic or porcelain tile give different prices and different lifespans for the shell surface. |
| Heating system | Connecting to the house's general heating or a separate heat pump for the pool are different-cost solutions. |
| Indoor or outdoor pool | An indoor pool needs an additional structure and ventilation, which noticeably changes the estimate compared to an outdoor one. |

Frequently asked questions about a house with a pool
Should the pool be designed with the house or can it be added later?
It's better to design them together: the pool's waterproofing, filtration and heating tie into the house's overall engineering (pipes, electrics, drainage). Adding a pool to an already-finished house is usually more expensive and technically harder than one built into the design from the start.
How does a pool survive winter in Tbilisi?
With correct mothballing (draining the circulation system, protecting the shell and equipment from freezing), a pool survives a cold winter without damage. We build the mothballing routine into the operating instructions at handover.
How hard is it to find a leak in a pool shell?
Hard and expensive if the leak is found after tiling, because part of the lining has to be removed. That's why we test the waterproofing for watertightness before tiling, rather than assuming it'll be fine.
Can the pool be heated from the house's general heating system?
Yes, that's one option: connecting the pool to the general heating loop or a separate heat pump. The choice depends on the pool's volume, seasonal use and the house's overall engineering scheme, and we work this out together in the design.
Which is cheaper: an indoor or outdoor pool?
An outdoor pool is cheaper to build; an indoor one needs an additional roof structure and ventilation against condensation, but extends the usable season. It's a trade-off between budget and how many months a year you want to use the pool.
