Plumbing in Tbilisi and across Georgia is priced by metre and fixture at stroydom.ge: cold and hot water runs with chasing 28–42 ₾/m, a manifold cabinet from 450 ₾, D50 sewer 22–32 ₾/m, D110 with riser 35–55 ₾/m. Fixtures: toilet 180–280 ₾, bathtub 350–550 ₾, shower 400–700 ₾, faucet 80–140 ₾, an 80–100 l heater 250–400 ₾. A pressure test at 6–10 bar for 24 hours costs 250–400 ₾. A turnkey bathroom of 5–6 m² with 4–5 fixtures costs 2400–3800 ₾ and takes 4–6 days before tiling. Prices are fixed per design, hidden joints carry a 5-year warranty. Plumbing comes within a full build project.

What is plumbing and why is it needed?

Plumbing is a pipe network under constant 24/7 pressure. The cost of error is a flood, mold, screed damage, often appearing a year later. Hidden joints cannot be re-tightened after finishing.

We design plumbing from real scenarios, use manifold distribution, embed service access. We pressure-test and provide a test act.

What stages does plumbing consist of?

Each stage runs only after the previous one is accepted — so hidden works are never "closed" before inspection, and a mistake never has to be hunted for through screed and plaster.

What should be accounted for in Tbilisi and Georgia?

What we account for here: seismic intensity 8 (MSK-64), hot summers and damp winters, steep terrain, older stock with timber floors and worn city networks.

Hard water

In Tbilisi hardness 7–12 °H. Mechanical filter 100 μm + softener; otherwise heaters burn in 2–3 years.

Pressure differences

In old top floors pressure drops to 1.5–2 bar; in new low floors rises to 7–8 bar. Pressure reducer on intake and booster pump if needed.

Old risers

In old stock cast-iron sewer risers have narrowings and deposits. We replace risers with Skolan polypropylene where possible.

Seismic compensation

On long horizontal water runs compensators or P-shaped bypasses to prevent pipe rupture from movement.

Slopes on hillsides

In Vake, Saburtalo, Bagebi external sewer needs precise slope and inspections every 10–12 m.

Frequently asked questions — Plumbing

Why can threaded joints not be buried in a wall?

Every demountable joint loosens over time: the seal settles and the metal moves with temperature. You cannot tighten it inside a wall, and the leak announces itself as a damp patch in the flat below. So everything that gets covered by plaster and screed is joined permanently (soldered or press-fitted), while demountable joints stay in a manifold cabinet or behind an access hatch.

What is manifold plumbing and why use it?

With a manifold, each fixture has its own pipe from a central manifold with an isolating valve. That gives stable pressure (a tap in the kitchen no longer affects the shower), the ability to isolate one fixture without shutting off the house, and no joints inside walls at all. It costs 20–30% more than a tee layout and pays for itself the first time a repair needs no wall opened.

Is pressure testing mandatory, and what does it show?

It is mandatory. The system is pressurised to 6–10 bar (one and a half to two times working pressure) and held for 24 hours. Any pressure drop means a leak, visible on the gauge long before it becomes a drip. The test is done before the chases are filled and recorded in an act; without that act the routes are not closed.

What is the water like in Tbilisi, and is a filter needed?

Hardness in Tbilisi runs 7–12 °dH: the water is hard. Without treatment, scale destroys a water heater element in 2–3 years, blocks tap aerators and leaves white deposits on fittings and shower glass. We fit a mains mechanical filter and a softener; the payback is roughly one water heater.

Why does the drainage smell?

Three typical causes: insufficient fall (2–3 cm per metre is the norm for 50 mm pipe), a trap siphoned dry because there is no vent pipe, and a dried-out trap in a rarely used floor gully. The first two can only be fixed by rebuilding, so we verify falls and venting during installation and photograph them before covering.

Do drainage pipes need acoustic insulation?

A soil stack in a residential building is a noise source audible in every room next to the duct. Ordinary grey PVC transmits sound directly. We use low-noise pipe with mineral filler or wrap the stack in acoustic insulation. It cannot be done after the finishes, because the duct is already closed.
