Then six stages: the defect list, a fixed price per line item, a contract with a penalty for delays, in-house crews with daily photo reports, checklist handover. Structural warranty 10 years; the line between someone else’s scope and ours is fixed in the contract and the acts.

Before taking on the work an engineer visits the site and records its actual condition. You receive an honest report with photos — based on it we decide what to redo and what can stay.

Contractor walked off

The crew vanished with the advance, stopped responding or blew the deadline. We accept whatever state the site is in and finish the job.

Unfinished house

Frame, shell or rough works are done but completion is far away. We close the remaining stages: roof, MEP, façade, finishing.

Hidden defects

The renovation was handed over but walls are crooked, there are cracks, plumbing leaks or wiring is unsafe. We find the cause and redo it properly.

Will you finish a house that another contractor started?

Yes, finishing a house in Tbilisi and across Georgia is one of our core services. We take on projects at any stage: from a roofless shell to a nearly complete house full of defects. Before we start we survey the structure, record its real condition, and give a separate warranty of up to 10 years on everything we complete.

Where does work on someone else's unfinished build begin?

Any completion or rework after a previous contractor starts with an independent expert survey and inspection of the structure. We open up joints, check geometry, reinforcement and utilities, take photos and compile a defect list. This usually takes 3-7 days, after which you receive an honest technical report on the true state of the property.

How does acceptance of an unfinished build work before you continue?

Acceptance of an unfinished build is a separate paid stage where, together with you and if needed the former contractor, we record the volume and quality of work already done. We draw up a report listing hidden defects so you can see exactly what you already paid for and what must be redone. It normally takes 2-5 days.

Can you fix construction defects left by the previous crew?

Yes, fixing construction defects is a frequent job for us: cracks in the concrete, failed waterproofing, out-of-plumb walls, reinforcement and roofing errors. We first find the cause, not just the symptom, then correct the defect to the design. We give a warranty of 10 years on reworked structures, the same as on work built from scratch.

How is the completion estimate calculated if there is no project?

The completion estimate is based on the survey: we measure the property, restore the missing design details, and cost only the remaining work and materials. The estimate is detailed, broken down by stage with unit prices and no vague line items. Once agreed, the price is fixed in the contract and does not rise without your written consent.

Do you warranty the whole completed property?

We give a warranty of up to 10 years on all work and structures we build ourselves. Parts made by the previous contractor are not covered, but after our survey and reinforcement we will tell you honestly what can be taken under our responsibility. All warranty terms are written into the contract, not just promised verbally.

What if the build needs to be paused until spring?

We carry out mothballing of the site: we protect exposed concrete and masonry from moisture and frost, close openings, divert water and cover joints that must not be left open. Proper conservation of an unfinished build in Georgia preserves the structures until work resumes and costs far less than repairing frost-damaged elements in spring.

Can I order only the expert survey, without completion?

Yes, an independent expert survey and inspection can be ordered as a standalone service — for example before buying an unfinished build or during a dispute with a contractor. You receive a technical report with photos, a defect list and a cost estimate for repairs. Such a document helps in negotiations and in court, while the decision to complete stays with you.

How long does it take to finish a house turnkey?

Completion timelines depend on the stage of readiness and the amount of defects to fix. After the survey we give a realistic schedule with stages and dates — typically finishing a house in Georgia from shell to final finish takes 3 to 9 months. We lock the deadlines into the contract with liability for delay.

Do you work on sites a contractor abandoned with debts?

We often step onto abandoned sites. Legal disputes with the former contractor are your domain, but we help with documentation: acceptance of the unfinished build and the expert survey record the real volume and quality of the work done. This protects you from paying twice for the same work and gives you grounds for claims against a bad contractor.

Won't rework cost more than building from scratch?

Usually not: after the survey we cost two scenarios — completion with defect correction versus demolition and a new build — and show you honest numbers. Rework after a contractor makes sense when the load-bearing structures are sound. If the foundation or concrete is critically compromised, we will tell you plainly that partial demolition is cheaper and safer than masking the defect.

How can you be responsible for work you didn't start?

We are responsible for exactly what we built with our own hands, and that is an honest position. That is why a survey and acceptance of the unfinished build are mandatory before completion: we separate the previous contractor's scope from ours in the contract and reports. For all our completion and defect-correction work in Tbilisi we carry warranty liability of up to 10 years.
