Many new builds in Tbilisi are sold “in concrete” (a black frame): load-bearing walls, windows and riser stubs, with no screed or plaster. The internal layout, engineering and finishing are done by the buyer. That is a plus, since the apartment comes out tailored to you, but it needs a plan. Here is the order of works.
Where to start
- Measurement and layout: where the partitions, wet zones, kitchen, light and socket points go.
- An engineering design: the scheme for electrics, water, heating and ventilation.
- An estimate and contract: a fixed line-by-line price so there are no charges along the way.
The order of works
- Partitions and rough walls per the layout.
- Electrical routing and plumbing, waterproofing of the wet zones.
- Floor screed and wall plaster ready for finishing.
- Finishing: tiling, painting, floors, doors, installing the plumbing fixtures.
A mistake in the sequence costs money: pour the screed before the pipe routing, or tile before waterproofing, and you will have to tear it open. That is why it matters that a single contractor runs every stage on one schedule.
How much it costs and how long it takes
Finishing “from concrete” turnkey in Tbilisi starts at roughly ₾500/m² and takes 2–4 months depending on area and level. A full turnkey major renovation on a single estimate is usually more cost-effective than assembling separate tradespeople and being responsible for joining up their work yourself.
