Redevelopment turns a standard apartment into a comfortable one, but behind the nice picture hide the engineering and the load-bearing structures. A mistake here is not just a fine but cracks in the neighbours’ walls. Here is what you can and can’t do.
What you must not touch without a design
- Load-bearing walls and columns cannot be demolished; an opening is only possible with calculated reinforcement.
- Ventilation and building-wide risers cannot be relocated.
- Wet zones above the neighbours’ living rooms: expanding the bathroom is restricted.
- Balcony slabs and the facade: changes affect the building’s common property.
What is usually allowed
Non-load-bearing partitions can be moved and removed freely: combining a kitchen-living room, a walk-in wardrobe, a new geometry of rooms. The bathroom and kitchen can be reshaped within the wet zone with proper waterproofing and plumbing. The key is to first understand where the load-bearing structure is and where it is just a partition.
