Screed is the base that every finish floor depends on. Choosing the wrong screed type, or rushing the curing time, does not show up immediately. It shows up as cracks, creaking, or loose tile a few months after handover.

Main screed types

  • Cement-sand screed: the classic option, affordable, suits tile and thicker finishes.
  • Semi-dry screed: cures faster with less shrinkage, works well over large areas.
  • Self-levelling floor: for laminate, engineered wood, and thin finishes, with minimal deviation.
  • Screed with embedded underfloor heating loops: needs the correct thickness above the heating circuit.

Curing time and why it cannot be shortened

Cement-sand screed gains strength over roughly a month, and full curing before the finish floor can take longer depending on thickness and humidity. Laying tile or laminate too early bakes cracking and bulging into the renovation, even if the screed looks dry on the surface.

What to factor in when choosing

  • Screed thickness matched to the specific finish and whether underfloor heating is present.
  • A perimeter expansion strip to absorb thermal movement.
  • Reinforcement for large areas or a substantial layer thickness.
