Georgia is one of the most open countries in the region for foreign property buyers. Below is the general picture: what you can buy, how a deal works and how we help when a property needs to be built, renovated or made rental-ready. This is orientation, not legal advice. Verify the current rules and restrictions with a local lawyer and official sources.
What a foreigner can buy
- Residential property (apartments and houses): generally without citizenship restrictions.
- Commercial property (offices, premises, buildings): freely.
- Non-agricultural land for development: usually available to purchase.
- Agricultural land: restrictions apply to foreigners here, so always check this point with a lawyer for your situation.
How the deal works
A deal is formalised by contract and registered in the Public Registry (via the House of Justice); the transfer of title is usually quick. Before buying, the key is to check the title, encumbrances and the plot parameters: land designation, permitted number of floors and the possibility of building.
How we help
- We build a turnkey house on the purchased plot, from geology and design to finishing.
- We do an apartment renovation or finish a new build after purchase.
- We prepare the property for short-term rental, which in Batumi and on the coast is a niche of its own.
- We run the build remotely: photo and video reports, online approvals, payment by bank transfer or SWIFT.
If you are choosing a property to buy and plan to build or renovate, tell us about the task and we can help assess the plot or apartment before the deal and prepare a fixed estimate.
