Beyond the look of the house, a roof protects it from rain, wind load, and temperature swings. In Georgia, where the plains see heavy downpours and mountain areas carry real snow load, the roof type and installation quality should be chosen for the specific site, not copied from a neighbour.
Main roof types
- Metal tile: affordable and quick to install, a solid choice for pitched roofs on private houses.
- Standing-seam metal roofing: sealed seams, suits complex shapes and snow-heavy sites.
- Bitumen (soft) shingles: quieter than metal in the rain, adapts well to complex pitches.
- Flat usable roofing: relevant for houses with a rooftop terrace or equipment placement.
What installation actually includes
A reliable roof means the whole structure under the top layer: rafters, waterproofing, insulation, counter-battens, and a ventilation gap. Cut corners on vapour barrier or ventilation and condensation builds up under the roof. Within a year or two that means mould and rotting rafters, even if everything looks tidy from above.
What to check before installation
- Rafter system calculated for the snow and wind load of your specific area.
- Junctions around pipes, parapets, and skylights, where most leaks start.
- Gutter sizing matched to the actual pitch area.
- Compatibility between the roofing material and facade insulation, if planned separately.
