Swimming pools
stroydom.ge builds swimming pools in Tbilisi and across Georgia as a standalone order or as part of a turnkey house. Guide prices before the survey: a cast 8×4 m shell with waterproofing and fittings is 22000–38000 GEL; filtration, pipework and controls, 5000–14000 GEL; heat pump heating, a further 6000–15000 GEL. Finishes run 90–160 GEL/m² in mosaic, 70–120 GEL/m² in porcelain tile, 55–95 GEL/m² for liner. Excavation is 18–32 GEL/m³. A shell with finishes takes six weeks to three months, with a warranty of up to 10 years.
We build concrete swimming pools for private houses, guest houses and hotels in Tbilisi and across Georgia: cast reinforced shell, multi-layer waterproofing, cast-in fittings and pipework, filtration, heating and disinfection, finished in mosaic, porcelain tile or liner.
Our own project: plan your house in 3D
Available as a separate order from 1,000 GEL
We take this work as a standalone order from 1,000 GEL, or as part of a turnkey house project. Inside a house project one contractor answers for the whole chain of work: one estimate and one warranty.

What is swimming pools and why is it needed?
A pool is the most demanding structure in a private house: permanently loaded with water, working in tension, and unforgiving of waterproofing mistakes. A leaking shell means not just lost water but soil washed out beneath it. So we build a pool as an engineering object: a designed shell, fittings cast in before concrete, pressure-tested pipework and every waterproofing layer checked.
What stages does swimming pools consist of?
Each stage runs only after the previous one is accepted — so hidden works are never "closed" before inspection, and a mistake never has to be hunted for through screed and plaster.
- 1
Design
Dimensions and depths, type (skimmer or overflow), plant and fittings layout.
- 2
Excavation and base
Oversized dig, crushed stone blinding, blinding concrete, drainage if groundwater is high.
- 3
Reinforcement
Double cage with corner strengthening, starters for steps and coping.
- 4
Fittings and pipework
Inlets, skimmers, main drain and lights installed before concreting.
- 5
Concreting
Monolithic pour with no cold joints, admixtured concrete, proper curing.
- 6
Waterproofing
Flexible system in two coats with tapes at corners and collars on fittings.
- 7
Plant room
Pump, filter, heating, disinfection, controls; pipework pressure-tested.
- 8
Finishes and start-up
Mosaic, tile or liner, filling, commissioning, handover instruction.
How does stroydom.ge control quality on site?
How we work on site — materials, equipment, tolerances, documentation and acceptance of hidden works.
Fittings before concrete
Chasing a finished shell for pipes is a direct route to leaks and cracks.
No cold joints
The shell is cast in one go: a joint between two pours becomes the weak point.
Pressure testing
Every pipe is tested before finishes, because afterwards there is no access at all.
Water test
The shell is filled and monitored for losses before tiling starts.
Documents
Plant data sheets, as-built pipework and fittings drawing, warranty terms in the contract.
What should be accounted for in Tbilisi and Georgia?
What we account for here: seismic intensity 8 (MSK-64), hot summers and damp winters, steep terrain, older stock with timber floors and worn city networks.
Groundwater
High water tables need drainage and protection against an empty shell floating, designed in from the start.
Seismic design
Rigid reinforcement, waterstops in joints, no dry joints anywhere in the shell.
Tbilisi slopes
A pool on a slope needs retaining walls and a lateral earth pressure check.
Summer heat
Concrete and adhesives set faster than normal: we pour early, then cover and keep the shell damp.
Winterisation
In Tbilisi, and certainly in the mountains, the pool is winterised: partial draining, compensators, plant protection.
How much does it cost and how long does it take?
Indicative price ranges in lari (₾) for standard conditions. The final estimate is fixed after measurements and specification approval.
| Item | What is included and the price |
|---|---|
| Guide prices (Tbilisi, before survey) | The figures below are a working guide for budgeting. The firm estimate follows a site visit and survey: scope, access and substrate condition all move the price. |
| Turnkey shell | Cast 8×4 m shell with waterproofing and fittings: 22000–38000 GEL depending on type and depths. |
| Plant | Filtration, pipework and controls: 5000–14000 GEL; heat pump heating: a further 6000–15000 GEL. |
| Finishes | Mosaic: 90–160 GEL/m²; porcelain tile: 70–120 GEL/m²; liner: 55–95 GEL/m² (installation). |
| Earthworks | Excavation for the shell is measured by volume, 18–32 GEL/m³, plus spoil removal. |
| Maintenance | Seasonal servicing and winterisation: under agreement, from 250 GEL per visit. |
| How we price | By section: earthworks, shell, waterproofing, plant and plant room, finishes, surrounding landscaping. |
| What drives the price | Shell volume, type (skimmer or overflow), plant and heating specification, finish, soil and site topography. |
| Maintenance | Seasonal servicing and winterisation are covered by a separate agreement, including for guest houses and hotels. |
| Programme | A concrete shell with finishes takes six weeks to three months, including curing time that cannot be shortened. |
| Terms | Fixed estimate in GEL, staged payments, shell warranty in the contract (10 years on full-cycle work). |

Frequently asked questions — Swimming pools
Concrete shell or composite?
A composite shell is installed in days and costs less up front, but its size and shape are limited to factory models and surface repairs are awkward. A concrete shell takes longer (six weeks to three months including curing) but allows any geometry, an overflow edge, built-in steps and hydro jets, and lasts for decades. For a house being built to order, concrete is the usual choice.
Skimmer or overflow pool?
A skimmer pool is simpler and cheaper: the water sits below the coping and is drawn through skimmers. An overflow pool looks far better (water level with the coping runs into a perimeter channel) but needs a balance tank, higher pump capacity and much more precise edge geometry. The cost difference is significant, so the choice is made before the shell is cast, not after.
How does a pool cope with earthquakes?
The shell is reinforced as a single monolithic structure with strengthening at corners and transitions, rather than assembled from separate walls. The concrete uses waterproofing admixtures, and any movement joints get waterstops. In a seismic area it is the rigid reinforcement and the absence of cold joints that decide whether a crack appears and lets the water out.
What does a pool cost to run in Tbilisi?
The main costs are electricity for the pump and heating, chemicals and top-up water. In the Tbilisi climate the season runs May to October without heating, or all year with a heat pump or boiler heat exchanger. Actual figures depend on shell volume, whether there is a cover (it cuts heat loss dramatically) and how often the pool is used, so we calculate them with the design rather than promising "not much".
What is most often done wrong?
Three things. First, single-layer waterproofing without reinforcement at corners and fittings, which is exactly where leaks start. Second, fittings and pipes chased into a finished shell: the structure is weakened and the joints become leak paths. Third, undersized filtration: a weak pump cannot turn the volume over in the required time, and the water stays cloudy however much chemistry goes in.
Can a pool be built on a slope?
Yes, and in Tbilisi it is common. On a slope the pool needs a retaining structure and a check on lateral earth pressure, and is sometimes solved as a partly raised shell with a view edge. Such a pool costs more because of the retaining walls and drainage, but it gets the view that the sloping plot was bought for.
