What to check about a construction company
- A portfolio of real, completed projects, not just renders. Ask for addresses or contacts of past clients.
- Willingness to show a standard contract and estimate before signing, not only after a verbal agreement.
- Transparency on warranty terms: a specific period and process for a warranty claim, not vague reassurances.
How the company records progress
- Photo reports of hidden stages, staged sign-off, the option of remote monitoring.
- A clear point of contact on site: who you talk to if something needs checking or changing.
What to check when buying a finished or under-construction property from a developer
The permitting status of the specific unit, not just the complex as a whole; the developer's track record on previous projects (on time or with systematic delays); and the contract terms for a delayed handover, meaning what happens if the developer misses the date.
