"How long will it take to build" is one of the first questions at a consultation, and the honest answer is always "it depends on the stages, not just the floor area." The overall timeline is the sum of separate stages, each with its own technological pause, not one continuous build from start to keys.
What the overall timeline is made up of
- Design and approvals: prepared before earthworks begin; the timeline depends on the design's complexity and whether the plot documentation is already in order.
- Foundation: includes geology, earthworks and a technological pause for the concrete to gain strength, which can't be shortened, only planned for in advance.
- The shell (monolithic, pumice block or frame): each technology has its own pace; a frame usually closes the shell faster than masonry or monolithic construction.
- Roof and glazing close the house off from the weather, after which interior work can proceed regardless of conditions outside.
- Engineering and finishing: rough-in first, then finishing, with pauses for the screed and plaster to dry in between.
What most often shifts the schedule
Weather and season: in winter, concrete work uses anti-freeze additives and heating, which takes longer and isn't always possible below a certain temperature. Mid-project changes: moving a wall or adding a room after masonry has started almost always costs time, not just money. And material delivery delays, especially for items ordered for the specific project rather than pulled from stock.
